With three single bedrooms and a full master bedroom suite, this deceptively simple layout is designed for a growing family.

The open plan kitchen, living and family rooms provide easy supervision of play and homework, yet if visitors arrive, just shut the door on the family room to keep the clutter out of sight. This is also handy for older families if you want to use the two separate rooms for different purposes.

These living spaces open easily to the outdoors, either directly from the living room, or via a sheltering extended roof outside the family room, which is shared with the master bedroom. This idea of using the roof for outside sheltering is also featured outside the laundry, where the back porch has space for coats and boots, and even clothes drying when the weather is uncertain.

The double garage has internal access, and there is also a full bathroom and laundry. The design has good street appeal, with a clear and welcoming front entry, yet offers complete privacy and separation from the public side for the living rooms and outdoor spaces.
