About the home this one storey house design will give you:

A single storey, split level, L shaped house around an entry courtyard, with a bedroom wing to the east, living and family rooms to the north, and the garage wing to the south.

From the raised and sheltered front entry, the front door opens into the entry foyer. This splayed wall space allows access to the guest toilet and bedroom wing on the right, the living room straight ahead (on either side of a screen wall enclosing the fireplace and hearth) and the dining room to the left. These last two rooms are open plan with the entry, but lowered by two steps, as is the whole of the western end of the house.

The bay windowed living room links to the family room through glazed cavity sliding doors (great for including family activities when wanted but hiding family mess when unexpected guests arrive), and both rooms open on to a wrap around veranda.

The farmhouse kitchen has a large walk-in pantry, a central island bench as well as space for all the usual appliances. Between the kitchen and double garage is the laundry, which is big enough to have a central island workbench or table.

The bedroom wing includes a study (or office, or guest bedroom), hall cupboards, the main bedroom suite, two twin bedrooms each with built-in wardrobes, and a full separate bathroom.
