How much does it cost to build one of your designs?
The most difficult question we get asked.
There are too many variables for an exact answer - what the house is built of, whether the site slopes, kitchen & bathroom fittings can really blow a budget out of the water, how busy your local builders are, how you want to run the contract(s), etc.
We suggest you talk to one or two likely builders in your area, or a local cost estimator.
You could also check the DBH (Department of Building & Housing) page on costs - http://www.dbh.govt.nz/bofficials-estimated-building-costs - will take you to Codewords, the DBH newsletter, which has a section on current costs for various building types, throughout New Zealand.
Can we make some changes to the plan, and how much extra will it cost?
Yes, you can make changes. The extra cost depends on the extent and impact of the changes. Minor changes that don't change the overall design are charged on a time basis, sometimes they cost nothing extra. If you have more major changes in mind, then we do sketch plans and elevations so you can check the impacts before we prepare the rest of the drawings. Sketch plans cost an additional 50% of the price in the book but are well worth it to get the opportunity to check the design before we prepare the final working drawings - see detailed information on the Prices and Ordering page.
Are there sketches from other viewpoints available?
The perspectives of each design have been drawn especially for this website, and we do not have sketches from other viewpoints. If you are in Auckland, you are welcome to make an appointment to visit our office and look at whatever we have on file.
Is it possible to visit a built example of the design I am interested in?
Unfortunately, no - there are privacy issues, and home owners feel they have to present their house as a showhome.
Can I choose what my house is built of?
You certainly can. You choose the method of construction (timber framing, masonry, etc), the roof & wall claddings, and the interior linings, fixtures & fittings. Please note that some kinds of masonry construction may incur extra engineering fees. We work closely with our sponsor advertisers, who are all reputable building product companies, and specify their products and systems unless you choose otherwise. By choosing you own materials and products, the finished house is uniquely yours, even although you started from a standard design.
What happened to your catalogue?
Our last printed catalogue was the 6th edition. We have now moved on-line, so all our current designs are now on this website. However, designs from any of our catalogues are still available - just contact us for details.
